  • Convenience-Property should be convenient to view. When buyers are out looking at properties they usually schedule 4-5 properties to view, ones that they are not able to schedule in their tour are skipped
  • Availability- When a Buyer is ready or needs to move because their home is in escrow or they receive notice their rental is no longer available, a potential purchase that will not be available to move into will be overlooked.
  • Price- Technology allows buyers to be more informed of the pricing of competitive properties, it is important to be priced according to the market. Also if the home doesn’t appraise, either the buyer or seller will have to make up the difference between the sale  price and the financially appraised value. Most buyers are using all the cash they have for the down payment. Typically the seller will end up lowering the price.
  • Exposure-Selling is a percentage game. The more buyers that see your property the better the odds of a sale. 95% of buyers search for their next home on Real Estate websites, 90% of them use a Real Estate Agent. This is why it is important to be listed on the MLS with IDX (Internet Data Exchange).
Just as the Internet has made it easier for consumers to save money by directly purchasing plane tickets and stocks, it is now making it feasible for home sellers and buyers to do more of the work themselves and pocket the savings.
